Privacy Policy
This policy describes how Promise AI collects, uses, stores, and protects information about visitors and approved members. Access to the Promise platform is by invitation only; the policy below applies to all visitors, applicants, and members.
1. Information we collect
- Application data. When you apply for institutional access we collect your full name, business email, role, and any information you choose to submit (firm, AUM range, deal focus). This is captured through the request-access form and stored in our private database.
- Authentication data. If you are an approved member we issue a short-lived JWT access token and store an audit record (user id, IP, timestamp, action). Tokens expire automatically.
- Usage data. Server logs capture request method, path, IP address, and user-agent. We do not embed third-party tracking pixels on the public surface beyond first-party analytics described below.
- Analytics. If first-party analytics are enabled (Google Analytics 4), we record aggregate page-view, scroll depth, and click events. No personally identifiable information is sent to GA4.
2. How we use information
- To evaluate applications for institutional access.
- To authenticate members and audit privileged actions for compliance.
- To monitor platform health and detect abuse.
- To send transactional communications (application status, contract envelopes, account notices).
3. How we share information
We do not sell personal information. We share narrow categories of data only with vetted vendors operating under written agreements: hosting (server infrastructure), email delivery (transactional notices), contract execution (DocuSign), error monitoring, and CRM (lead management). Each vendor processes data solely on our instructions.
4. Retention
Application data is retained for the life of the relationship plus 7 years for regulatory record-keeping. Authentication audit records are retained for 24 months. Server logs are retained for 90 days. You may request deletion at any time, subject to legal-hold obligations.
5. Your rights
Subject to applicable law (including GDPR for EU residents and the Florida Privacy Protection Act where it applies), you may request access to, correction of, or deletion of your personal information by writing to privacy@promisereal.com. We respond within 30 days.
6. Security
Promise AI enforces HTTPS, JWT-based authentication, role-based access control (RBAC), per-mutation audit logging, intrusion-defense (fail2ban + honeypot), and host-firewall rules. We do not store payment information on our infrastructure.

Terms of Service
These terms govern your access to and use of the Promise AI website, application, APIs, and any related services (collectively, the "Services"). By accessing the Services you agree to these terms.
1. Eligibility
Access is by invitation only. You must be at least 18 years of age and authorized to bind the entity on whose behalf you apply. We may decline any application at our sole discretion.
2. License
Promise AI grants approved members a limited, non-exclusive, non-transferable, revocable license to access the Services solely for internal acquisition-intelligence purposes. You may not resell, sublicense, or redistribute any output of the Services.
3. Prohibited uses
- Reverse engineering, scraping, or extracting proprietary data outside the contracted API surface.
- Sharing authentication credentials or audit-protected sessions with third parties.
- Using the Services to make a final investment decision without independent verification by qualified professionals.
- Any activity that violates applicable law, including securities, consumer-protection, fair-housing, or anti-money-laundering law.
4. No investment advice
Promise AI is a software platform that surfaces market signals, comparable transactions, and risk indicators. It does not provide investment, legal, tax, or accounting advice. All output is informational. Every decision to acquire, develop, or dispose of real property requires independent review by qualified professionals.
5. Intellectual property
All software, data models, scoring methodologies, design assets, and copy on Promise AI are the property of Promise Business Hub LLC or its licensors. Member-generated content (notes, deal memoranda) remains the property of the member, with a limited license granted to Promise AI to host and process it for service operation.
6. Termination
We may suspend or terminate access for breach of these terms, for failure to pay any applicable fees, for prolonged inactivity, or as required by law. Upon termination, your right to access the Services ceases immediately; surviving sections include sections 4, 5, 7, and 8.
7. Disclaimer of warranties
The Services are provided "AS IS" and "AS AVAILABLE" without warranty of any kind, whether express, implied, statutory, or otherwise, including warranties of merchantability, fitness for a particular purpose, or non-infringement. Promise AI does not warrant that signals or scores will be accurate, complete, current, or uninterrupted.
8. Limitation of liability
To the maximum extent permitted by law, Promise Business Hub LLC and its affiliates, officers, employees, and licensors will not be liable for any indirect, incidental, consequential, special, or exemplary damages, or for any loss of profits, revenue, goodwill, or data, arising out of or related to your use of the Services. Total cumulative liability is capped at the fees paid by you in the 12 months preceding the claim.
9. Governing law
These terms are governed by the laws of the State of Florida, USA, without regard to conflict-of-law principles. Any dispute will be resolved exclusively in the state or federal courts located in Orange County, Florida.
10. Changes
We may update these terms from time to time. Material changes will be communicated to members by email at least 14 days before they take effect. Continued use after the effective date constitutes acceptance.

Indicative-Data Disclaimer
Every numerical claim, signal, score, projection, or comparable on Promise AI is indicative and not guaranteed. This disclaimer governs how those numbers should be interpreted.
1. Source aggregation
Promise AI aggregates public records (property appraisers, county clerks, permits, GIS, FEMA), licensed third-party feeds (ATTOM, MLS where permitted), and proprietary signals. Each datum carries an internal source attribution, freshness timestamp, and a confidence indicator.
2. Estimates vs. observed values
The platform distinguishes between observed values (e.g., recorded sale prices, county-issued permits) and estimates (e.g., automated valuations, projected returns). Estimates are model output and may diverge materially from market reality. Where a "price truth" indicator is shown, refer to its tier (UNKNOWN, ESTIMATED, RECONCILED, LISTING_OBSERVED, BROKER_CONFIRMED, CONTRACT) for the appropriate level of reliance.
3. Forward-looking statements
Projected returns, ARV calculations, build timelines, and absorption forecasts are forward-looking statements based on current data and assumptions. They are not promises of future performance. Actual outcomes depend on financing terms, market conditions, regulatory approvals, construction risk, and other factors outside our control.
4. No fiduciary duty
Promise AI is a software vendor, not a broker, fiduciary, investment adviser, or fairness opinion provider. We have no duty to recommend, advise, or warn members about any specific opportunity. Members are solely responsible for their underwriting, financing, and legal due diligence.
5. Fair housing and anti-discrimination
Members are reminded that the federal Fair Housing Act and applicable state and local laws prohibit discrimination in housing transactions on the basis of protected characteristics. Use of any Promise AI signal must comply with these obligations.
6. Independent verification
Before acquiring, developing, financing, or disposing of any real property identified through Promise AI, conduct independent verification: order title work, commission inspections, retain counsel, and validate underwriting against current market evidence. Promise AI signals are inputs to a decision process, never the decision itself.
